MAJLIS PECAH TANAH MASJID BARU KOLAM AYER

JOHOR BAHRU (Ahad – 3hb April 2011): Nongchik Heights adalah projek perumahan berkonsepkan perkampungan abad ke-21 di tengah-tengah bandaraya Johor Bahru. Ia dimajukan di kawasan perkampungan tradisi terawal iaitu Nong Chik dan kawasan sekitarnya. Selain dilengkapi dengan kemudahan infrastuktur, kawasan ini bakal mempunyai Masjid Hijau baru yang pertama di negeri Johor. Upacara majlis pecah tanah tapak Masjid Hijau ini dirasmikan oleh Menteri Besar Johor, YAB Dato’ Haji Abdul Ghani bin Othman di tapak projek Jalan Kolam Ayer-Nong Chik. Turut hadir pada majlis tersebut ialah Pengerusi Mudra Tropika Sdn Bhd, YB Dato’ Mohd Rashidi bin Md Noor serta Pengarah Urusan, YB Dato’ Abdul Rahman bin Mohd Sharif.

Dengan kos sebanyak RM9 juta, Masjid Hijau ini akan dibina oleh Mudra Tropika Sdn Bhd, iaitu syarikat yang membangunkan projek Nongchik Heights. Projek pembinaan masjid ini akan dimulakan pada akhir tahun 2011 dan bakal siap sepenuhnya pada akhir tahun 2013. Masjid seluas 5,000 meter persegi ini mampu memuatkan seramai 2,000 jemaah dalam satu masa.

Masjid ini akan menerapkan elemen seni bina islam dan tropika pada kubah, menara, serambi dan motif geometrik. Sebagai contoh menara masjid dibina daripada arca logam yang mempunyai lima kepingan penyokong yang melambangkan lima Rukun Islam. Struktur binaan daripada besi pula adalah simbolik kepada kekuatan agama Islam. Antara teknologi yang akan di gunakan ialah BIPV (Building Intergrrated Photovoltanics) yang akan menjana tenaga elektrik daripada tenaga solar. Di mana tenaga elektrik yang dijana akan di jual dan di salurkan kepada grid utama Tenaga Nasional Berhad.

Keperluan bil elektrik masjid akan di-offset daripada penjualan tenaga elektrik kepada TNB, sekiranya penjanaan elektrik melebihi penggunaan maka masjid tidak perlu membayar bil elektrik untuk tempoh berkenaan. Keperluan air bagi masjid ini akan diterapkan dengan sistem pengumpulan air hujan yang akan digunakan sama ada untuk kegunaan wuduk, penyelenggaraan kawasan taman atau tandas. Dengan mengunakan dua unsur hijau iaitu cahaya matahari dan air hujan maka masjid ini akan menjimatkan kos perbelanjaan operasi terbesar masjid.

Masjid unik yang akan mengantikan masjid sedia ada ini akan melengkapkan projek perumahan ala kampong Nongchik Heights dan Nongchik Riverside yang sedang dibangunkan oleh Mudra Tropika Sdn Bhd, di mana masjid sedia ada akan dijadikan pusat aktiviti masyarakat Islam bagi kegunaan masyarakat setempat. Masjid ini diharapkan akan menjadi mercu tanda yang bukan hanya mementingkan aspek fizikal semata-mata tetapi mampu menonjolkan ciri-ciri islam yang menggunakan sumber alam semula jadi kurnian Allah S.W.T dengan sebaik-baiknya.

PROF. Dr. Zaini Ujang menunjukkan replika masjid hijau yang bakal dibina pada Majlis Menandatangani Memorandum Persefahaman (MoU) antara UTM, Mudra Tropika Sdn. Bhd. dan Dynac Sdn. Bhd. di UTM, Skudai Johor Bahru, kelmarin.

JOHOR BAHRU 31 Mei - Universiti Teknologi Malaysia (UTM) akan memberi bantuan dari segi kepakaran untuk membangunkan Masjid Kolam Ayer yang berkonsepkan bangunan hijau pertama di negara ini.

Naib Canselornya, Prof. Datuk Ir. Dr. Zaini Ujang berkata, pihaknya akan bekerjasama dengan syarikat hartanah, Mudra Tropika Sdn. Bhd. (Mudra Tropika) dan pemaju, Dynac Sdn. Bhd. bagi membina masjid yang bernilai RM9 juta itu.

Beliau berkata, kerjasama tersebut akan meneroka satu usaha bersepadu dalam aspek seni bina bangunan hijau, perancangan dan perumahan lestari, pengurusan tenaga yang cekap, kesan karbon dan pelbagai bidang lain.

"Pihak universiti menerusi Institut Sultan Iskandar (ISI) untuk Habitat Perbandaran dan Bangunan Tinggi, iaitu syarikat berdaftar UTM yang menawarkan khidmat penyelidikan dan perundingan akan membantu dari segi kepakaran bagi membangunkan Masjid Kolam Ayer.

"Usaha ini juga adalah sebagai menyahut seruan kerajaan membudayakan kelestarian dan teknologi hijau dalam pembangunan. Untuk kerjasama kali ini tenaga pakar dari UTM akan membantu mengenal pasti reka bentuk bangunan, persekitaran serta landskap yang mampu membentuk persekitaran selesa yang mengambil kira aspek kesejahteraan alam sekitar," katanya.

Beliau berkata demikian selepas majlis menandatangani memorandum Persefahaman (MoU) antara UTM dengan Mudra Tropika yang diwakili Pengerusinya, Datuk Mohd. Rashidi Md. Noor serta Dynac Sdn. Bhd. yang diwakili Pengerusinya, Datuk Mohd. Naim Nasir di sini semalam.

Masjid di Jalan Kolam Ayer-Nong Chik akan dibina menggunakan teknologi baru iaitu Building Integrated Photovoltaics yang mana sistem inovatif pada bangunan akan menghasilkan elektrik melalui tenaga solar pada panel penyerapan cahaya yang diletakkan pada bumbung bangunan.

Bangunan tiga tingkat itu mampu memuatkan 2,000 jemaah dalam satu masa dan mempunyai ruang meletak kenderaan di bahagian bawah.

Tambahnya, melalui projek ini, ISI akan membantu arkitek dalam penjanaan tenaga suria, penggunaan air hujan, pengudaraan semula jadi yang optimum dan memaksimumkan pencahayaan semulajadi serta kecekapan akustik.

Katanya, masjid hijau yang akan siap sepenuhnya penghujung 2013 itu dijangka menjadi contoh reka bentuk masjid yang beridentitikan Johor, moden, mesra alam serta jimat tenaga.

"Selain memberi tumpuan kepada unsur reka bentuk yang responsif kepada alam persekitaran, ISI merancang menggunakan projek ini sebagai platform untuk mempelopori satu model penilaian kualiti bangunan masjid yang berlandaskan sunah," katanya lagi.

WHAT SHOULD YOU KNOW ABOUT A CONTRACT MANAGEMENT..

(Standard Specification)

Working Drawings
Your Design Consultant will provide working drawings (or amended planning drawings) fully detailing the works to be undertaken. All drawings will provide all the necessary dimensions and details required to construct the project to a satisfactory standard
The drawings should fully comply with the current Building Regulations
The drawings will include the following

Existing Site Plan
Proposed Site Plan
Ground Floor Plan
First Floor Plan (if required)
Elevations (4)
Cross Sections (1 or 2 or as many as may be necessary)
Any other miscellaneous drawings

General Contract Specification (Introduction)
A Contract Specification prepared by your Design Consultant should state or seek the following information from your proposed Contractor, Sub-Contractors or Trades people that you will engage.

That all works are to comply with the current Building Regulations
That all works are to comply with Local Authority Standards
That all work and materials are to be as directed by the National Standards Authority of Ireland.
All materials are to comply where applicable with the current Construction Products Directive (EU), National Standards Authority of Ireland and be certified by the Irish Agreement Board.
That Workmanship shall comply with BS 8000, and be of the highest possible quality.
That all work practices are to comply with the current Safety Health and Welfare at Work Acts and Welfare at Work regulations.
That all contract shall be carried out in accordance with the conditions of the standard building contract as issued by the Construction Industry Federation of Ireland
Any other miscellaneous items

General Contract Specification (Contractors)
Below is typical of some of the information included

The contractor is advised to visit the site and inspect all relevant works before tendering and intrepid the Drawings and Specification in a correct manner.
The Contractor shall interpret the Drawings and Specifications in the light of that intended and shall include for all items required to render a complete and satisfactory job, whether specifically referred to, in the Drawings and Specifications or not
The Contractor is to provide proof of his public liability, employer's liability, general liability and all risks insurance. He is also to indemnify the client against all accidents to the client's property and persons because of the works. He is also to insure the works against fire to the full value of his contract
That staged payments to be made in accordance with the standard terms issued by the Construction Industry Federation of Ireland or as agreed by client/s and the contractor. All agreed stage payments are to be subject to a retention sum of 5 %
The Contractor is to provide to the Client/s and the Design Team a detailed payments schedule of each stage works.
The Contractor is to provide to the Client/s and the Design Team a detailed time schedule of the proposed works.
Allow for a defects liability period of 3-6 months from the completion of all works
The contractor is to erect and maintain a temporary fencing to protect the works during the course of construction (if main contractor)
The contractor be supply and maintain a porta-loo during the course of construction (if main contractor)
That all necessary fixtures and fittings are deemed to be part of this contract
That disruption to the client's activities is to be kept to an absolute minimum.
The Contractor shall remove all excavated material, shrubbery and overgrowth from site clearance works. The Contractor shall clean up and remove all debris as it accumulates, keep the site free from broken glass, and lose nails, screws etc and generally clean and tidy inside and out, on completion of the each days work.
That the contractor shall supply all machinery, tools, brushes, scaffolding (if main contractor), hoisting tackle, ladders, and any other plant necessary for the proper carrying out of the works
